RuneScape’s long-awaited player housing overhaul has officially gone live, rebuilding one of the game’s oldest systems from the ground up with hundreds of new furniture options, flexible room layouts, and a completely reworked Construction skill progression. If you’ve been holding off on investing in your player-owned house, this week’s patch is the one that changes that calculus entirely.
What’s New in the Housing Update
The headline numbers are significant: over 650 new furniture pieces have been added alongside five exterior styles and freeform furnishing placement that replaces the old fixed-slot system. You now also have access to 12 room shapes, unlocked by leveling Construction rather than purchased separately.

The Construction skill itself has been restructured. Free players now have a level cap of 20, while subscribers can push all the way to the new maximum of 120 — a significant increase that opens up substantial new progression headroom for members. New furniture options include dedicated displays for skill capes and a range of utility furnishings that weren’t available before.
One of the more socially oriented additions is the homestead system, which lets up to five other players share and build within the same property. That’s a meaningful shift from the old single-player house instance format, and it gives player housing a co-op angle it previously lacked. Jagex has been pushing construction and shared-space building mechanics in other parts of the franchise as well — the RuneScape: Dragonwilds Umbral Sands update and the Kuldra raid in Dragonwilds both reflect that same design direction.

Other Changes in This Patch
Outside of housing, the patch adds the ability to store damaged Archaeology artifacts and upgrade that storage slot. Players attending the Sunlight Sands event zone can now also purchase sand castle decorations from the event vendor. The rest of the patch rounds out with standard bug fixes.
One community member noted on Massively Overpowered that the overhaul was bigger than expected, having held off on further house investment until the revamp dropped — which, given the scope here, turns out to have been the right call.
RuneScape’s housing overhaul brings freeform placement, 650+ furniture pieces, 12 new room shapes, and a Construction cap of 120 for subscribers — now is the time to start building. Удачи!
